Our Procedures

1. Viewing Appointment

Meetings must be scheduled at least 1 day in advance.

2. Viewing Location

We meet directly in the desired area (village or in Polski Trumbesh), not in Veliko Tarnovo.

3. Pricing

  • The listed price includes the agency commission (no hidden fees).
  • Notary and legal fees are the responsability of the buyer and are not included.

4. Communication with the Owner

Please do not contact the property owner directly — all discussions and negotiations are handled exclusively through Pavel Homes.

5. Negotiation

Any offers or requests must be submitted only through Pavel Homes.

6. Reservation

  • The reservation is mandatory in order to start the sales process.
  • Without a reservation, we do not begin preparing documents, contacting the seller, or scheduling the notary.
  • A property can be reserved for up to 60 days with a €1,000 fee.
  • The reservation blocks the property exclusively for the buyer and obliges the seller to cooperate.
  • The fee is deducted from the agency commission at the final sale.
  • It is fully refundable if the sale cannot proceed due to reasons on the seller’s side.

7. The Contract

We normally recommend notaries we already work with, who are familiar with rural property transactions. However, the buyer is free to choose another notary — in this case, please inform us well in advance so we can coordinate with the seller and prepare the documents accordingly.

Please note: document preparation may take from a few days up to several weeks depending on the case (cadastral sketch, encumbrance certificate, fiscal certificate). This is why the reservation period is up to 60 days, to make sure there is enough time to prepare everything properly.

Important: Due to the relatively low value of most rural properties, we strongly recommend finalizing the transaction in a single step (direct sale).
If the buyer nevertheless prefers a pre-contract, we strongly suggest doing it with a notary, even though this involves additional costs, so that a restriction of sale can be officially registered.

8. Payment Method

  • According to Bulgarian law, any payment above 10,000 BGN must be made by bank transfer.

  • The agency commission is also paid by bank transfer, before signing the final contract, immediately after the notary confirms that all documents are in order and the sale can proceed.

  • Only smaller amounts (under 10,000 BGN) may be paid in cash if both parties agree.
